We would like to present ‘Westside Detached Stat Package’ for the week of November 22 - November 29.

Supply conditions in the Westside detached markets trended downwards for the second consecutive week as a sellers market continued to develop (and strengthen) during the early-Winter period.  We saw 25 new detached listings across the Westside (down from 38 new detached listings in the previous week), with Arbutus and Dunbar remaining active with 4 new detached listings in each neighbourhood.  The December period has historically been a slower listing period for the Westside detached markets as many sellers choose to wait for the more popular late-Winter and early-Spring listing periods. 

In contrast to listing volume, confirmed sales continued to marginally increase this past week as we saw 50 confirmed detached sales across the Westside (up slightly from the 46 confirmed detached sales in the previous week).  Kitsilano and Point Grey continued to be the most attractive neighbourhoods for prospective buyers with 8 and 7 confirmed detached sales in each neighbourhood respectedly. Arbutus (5 confirmed detached sales), Cambie (4 confirmed detached sales), and Mackenzie Heights (4 confirmed detached sales) also remained consistently attractive for potential buyers.  Our sales to listing ratio remained tilted towards sellers this week as we saw 50 confirmed detached sales to 25 new detached listings indicating 2 sales for every 1 new listing.
