Westside Vancouver Detached Property Market Update : May 23rd - May 30th
Detached listing activity trended downward for the second consecutive week across the Westside as we saw 58 new detached listings this week (down from 88 new detached listings previously). Dunbar continued to post strong listing results with 10 new detached listings this week (down slightly from the 13 new detached listings previously), well Kitsilano (8 new detached listings), Point Grey (5 new detached listings), and Shaughnessy (5 new detached listings), also had relatively active listing periods.
Westside detached sales volumes also dropped this week after remaining quite stable for the previous two periods; we saw 47 confirmed detached sales across the Westside this week (down from 56 confirmed detached sales previously). Dunbar also continued to lead the way on the sales side with 6 confirmed detached listings (compared to 5 confirmed detached sales last week). We also saw some solid sales activity in Cambie (5 confirmed detached listings), South Granville (6 confirmed detached listings), and Point Grey (4 confirmed detached listings). Our sales to listing ratio actually showed improvement this week due to the notable drop in listing supply, we saw 47 confirmed detached sales to 58 new detached listings for an 81% saturation rating across the Westside (an improvement from the 63% we saw previously).
