Westside Vancouver Detached Property Market Update : March 21st - March 28th
Westside detached supply conditions continued to tighten-up this week after posting quarterly highs through the first two weeks of March; we saw 81 new attached listings across the Westside in this period (down fom the 92 new detached listings we saw last week). Point Grey led the way with 13 new detached listings this week, well South Granville (12 new detached listings), Dunbar (10 new detached listings), and Kerrisdale (10 new detached listings) also had strong weeks on the supply-side. Meanwhile, leading neighbourhoods Arbutus and Cambie had slightly lower supply figures this week then we've seen previously, as both neighbourhoods posted 5 new detached sales this week.
In the face of declining supply, we have seen confirmed sales volume trending upwards, as the Westside markets moved towards equilibrium, and a compeitive stage for both sellers and buyers. We saw 80 confirmed detached sales this week (up from the 71 confirmed detached sales witnessed previously); with Point Grey and Dunbar again leading the way, with 14 confirmed detached sales in Point Grey (up from 12 confirmed detached sales), and 12 confirmed detached sales in Dunbar (up from 9 confirmed detached sales). Many additional neighbourhoods remained quite active on the supply-side, however; as Cambie (7 confirmed detached sales), Kitsilano (7 confirmed detached sales), and Shaughnessy (6 confirmed detached sales) remained attractive destinations amongst potential buyers. Our sales to listing ratio moved back to equilibrium conditions this week after fluxuating in the previous two periods; we saw 80 confirmed attached sales to 81 new detached listings for nearly a full 1:1 ratio rating; our saturation number falling at 98% (up from the 77% we saw last week).
