Westside Vancouver Detached Property Market Update : January 31st - February 7th
Detached supply on the Westside took a step back this week after posting gains in the previous two periods, as we saw 88 new detached listings (down from the 97 new detached listings we saw previously). Kitsilano continued to demonstrate supply growth with 11 new detached listings (up from the 8 new detached listings we saw last week), well Dunbar and Point Grey were also busy listing neighbourhoods with 14 new detached listings in Dunbar, and 11 new detached listings in Point Grey. Shaughnessy (9 new detached listings) and Kerrisdale (8 new detached listings) also had fairly strong weeks on the supply side.
Confirmed detached sales also took a bit of a step back this week after improving for two consecutive weeks previously. We saw 43 confirmed detached sales across the Westside this week (down from the 51 confirmed sales in the previous period). Point Grey was again a choice neighbourhood for buyers with 8 confirmed detached sales this week, well Kerrisdale also had a strong week on the sales side with 5 confirmed detached sales. In many neighbourhoods, there remains a lack of supply at the entry level with areas like Kitsilano and Point Grey accutely experiencing a shortage of available homes for buyers in the entry level price ranges. Dunbar has remained a popular location for potential detached buyers, though did not have as strong a week as we've seen recently with 4 confirmed detached sales. Our sales to listing ratio stumbled a touch this week after moving towards equilibrium last week as we saw 43 confirmed detached sales to 88 new attached listings for a saturation rating of 49% across the Westside (down from the 53% we saw in the previous recorded period).
