Westside Vancouver Detached Property Market Update : February 7th - February 14th
Westside detached supply surged this week after trending downward in the previous period, we saw 102 new detached listings across the Westside this week (up from 88 new detached listings previously). Dunbar remained a really active area for sellers with 15 new detached sales this week (compared to 14 new detached listings last week) with Point Grey (12 new detached listings), Cambie (11 new detached listings), and Kitsilano (10 new detached listings) also having quite strong weeks on the supply side.
Detached sales volume on the Westside remained stable this week after taking a step backwards in the previous period; we saw 47 confirmed detached sales across the Westside this week (compared to 43 confirmed detached sales last week). Dunbar remains a popular neighbourhood amongst buyers with 7 confirmed detached sales this week well Point Grey (6 confirmed detached sales), Mackenzie Heights (5 confirmed detached listings), and Shaughnessy (4 confirmed detached listings) also having relatively strong sales statistics this week. Our sales to listing ratio remained geared towards the supply-side with 47 confirmed detached sales to 102 new detached listings for a saturation rating of approximately 47% across the Westside.
