Westside Vancouver Detached Property Market Update : February 21st - February 28th
Detached supply conditions remained steady on the Westside this week after trending downwards in the previous period as we saw 93 new detached listings this week (up marginally from the 90 new detached listings we saw previously). Dunbar continued to be the most active neighbourhood amongst sellers with 16 new detached listings this week (compared to 18 new detached listings previously), well Kitsilano (13 new detached listings), South Granville (13 new detached listings), and Point Grey (11 new detached listings) also showed strongly on the supply side this week. Entry level properties remain in demand across most neighbourhoods with mid-level properties also moving at a fairly strong clip in Kitsilano, Point Grey, and Dunbar.
Westside detached sales volume remained stable this week after leaping forward in the previous period; we saw 71 confirmed detached sales across the Westside (down slightly from the 77 confirmed detached sales we saw last week). Dunbar and Kitsilano remained the most desirable neighbourhoods amongst buyers with 9 confirmed detached sales in Kitsilano and 9 confirmed detached sales in Dunbar. Point Grey also remained quite active with 8 confirmed detached sales this week. Our sales to listing ratio moved further from parity this week as new supply saw marginal increases well confirmed sales volume took a step back this week; we saw 71 confirmed detached sales to 93 new detached listings for a saturation rating of 76% on the Westside this week (down from the 86% rating we saw last week).
