We would like to present ‘Westside Detached Stat Package’ for the week of December 6 - December 13.

Detached supply conditions on the Westside remaine static this week (though below our quarterly averages) as we saw 27 new detached listings across the Westside (up slightly from 25 new detached listings in the previous week).  A drop in supply volume during December is not historically unprecedented as many sellers opt to wait until the post-holiday seasons to proceed with all the work associated with listing their homes or investment properties. Dunbar remained a very active listing neighbourhood with 7 new detached listings this week; Cambie was the second most active neighbourhood with 4 new detached listings.

Confirmed sales volume tailed off this week after posting quite high results in the previous recorded period as we saw 37 confirmed detached sales across the Westside (down from 50 confirmed detached sales in the previous week).  Dunbar and Point Grey remained the two most popular areas for buyers with 8 and 5 confirmed detached sales in each neighbourhood. It's important to note the drop in sales volume has a lot to do with a steady decline in listing supply over the past three weeks as buyers are seeing less options in their target neighbourhoods, as such many buyers may opt to hold off until the busier listing period in the New Year.
