Westside Vancouver Attached Property Market Update : September 26th - October 3rd

Westside attached listing supply continued to trend downwards for the second consecutive week after posting gains through mid-September; we saw 85 new attached listings on the Westside this week (down sharply from the 106 new attached listings we had seen previously), which accounted for 41% of the overall 206 new attached listings we saw across Vancouver West (a further drop in listing share from the 44% ratio we saw last week). Kitsilano dominated the supply-side figures this week with 26 new attaached listings (though a slight decrease from the 30 new attached listings we'd seen previously), well Fairview saw a relatively large decline in listing activity this week with 17 new attached listings (down from the 27 new attached listings we saw last week). University was the next busiest neighbourhood as we eased into the school year with 12 new attached listings (compared to 13 new attached listings registered previously). 

Attached sales volume continued to register gains on the Westside this week; as the market continued to recover from the late-August to early-September slow period.  We saw 50 confirmed attached sales on the Westside (up from the 41 confirmed attached sales we saw previously), which equated to roughly 53% of the aggregate 95 confirmed attached sales we saw registered across Vancouver West (a slight fall in the sales ratio of 46% we saw last week).  Fairview had the strongest week on the sales-side with 17 confirmed attached sales (an increase from the 11 confirmed attached sales we witnessed previously), well Kitsilano followed-up in second position with 14 confirmed attached sales (a jump from the 7 confirmed attached sales we saw last week). Our sales to listing ratio saw a nice increase this week due to the noted fall in supply figures; we saw 50 confirmed attached sales to 85 new attached listings for a saturation rating of 53% on the Westside (a big increase from the 39% figure we saw last week).

The Westisde neighbourhoods accounted for 85 : 206 or 41% of overall Vancouver West attached new listings from September 26th - October 3rd.

This past week there were 95 sold attached listings in the Vancouver West Region with 50 (53%) falling in the Westside neighbourhoods. Please note if your neighbourhood is not included in the weekly list it indicates there were zero (0) sales in your area for that period.

Supply conditions trended downwards across Vancouver West as a whole this week though the Westside neighbourhoods remained collectively static; we saw 178 new attached listings across Vancouver West this week (down from 221 new listings in the previous week) with 91 new attached listings falling in the Westside neighbourhoods (down from 94 new attached listings in the previous period).  Subsequently, the Westside accounted for a larger portion of listing supply this week with 51% of new listings falling in Westside markets (up from 43% in the previous week).

Confirmed sales volume rebounded on the Westside this week after tailing off in the previous period; we saw 43 confirmed attached sales on the Westside in this period (up from 35 attached sales in the previous week). Sales volume also rebounded across Vancouver West as a whole with 97 confirmed sales (the Westside thus accounted for roughly 44% of attached sales volume).  Kitsilano had an especially strong week with 15 confirmed sales well Fairview also performed well with 14 attached sales this week.  Our sales to listing ratio strengthed in the Westside attached market this week with 43 confirmed sales to 91 new attached listings for a 47% saturation rating.
