Westside Vancouver Attached Property Market Update : November December 6th - December 13th

Westside attached supply fell notably for the fourth consecutive week as we saw a sharp decline through December.  There were just 22 new attached listings on the Westside (down from an average of 40 new attached listings through the month) with the Westside accounting for only 32% of the 69 new attached listings across Vancouver West.  The high-density neighbourhoods of Kitsilano and Fairview again posted the highest supply numbers with 5 and 6 new attached listings in each neighbourhood respectively; though those totals are again down from what we've seen as quarterly averages through Q4 2010.

Confirmed attached sales on the Westside also trended downwards this past week as we saw 35 confirmed sales, which accounted for roughly 41% of all attached sales activity across Vancouver West.  Kitsilano remained a popular area among buyers looking for attached property with 11 confirmed attached sales in the area.  Confirmed sales volume in the popular Fairview neighbourhood fell this week relative to it's usual numbers with 6 attached sales.  Again, the fall in sales volume can at least partially be attributed to a lack of new supply this month as buyers are finding less new product coming on the market, thus some buyers may opt to wait for the busier post-Christmas listing periods in hopes of a more saturated listing market.  The sales to listing ratio on the Westside subsequently favored sellers this week as we saw 35 confirmed attached sales to 22 new attached listings for a 160% saturation rating.

The Westisde neighbourhoods accounted for 22 : 69 or 32% of overall Vancouver West attached new listings from December 6th - December 13th.

This past week there were 86 sold attached listings in the Vancouver West Region with 35 (41%) falling in the Westside neighbourhoods. Please note if your neighbourhood is not included in the weekly list it indicates there were zero (0) sales in your area for that period.

Supply conditions trended downwards across Vancouver West as a whole this week though the Westside neighbourhoods remained collectively static; we saw 178 new attached listings across Vancouver West this week (down from 221 new listings in the previous week) with 91 new attached listings falling in the Westside neighbourhoods (down from 94 new attached listings in the previous period).  Subsequently, the Westside accounted for a larger portion of listing supply this week with 51% of new listings falling in Westside markets (up from 43% in the previous week).

Confirmed sales volume rebounded on the Westside this week after tailing off in the previous period; we saw 43 confirmed attached sales on the Westside in this period (up from 35 attached sales in the previous week). Sales volume also rebounded across Vancouver West as a whole with 97 confirmed sales (the Westside thus accounted for roughly 44% of attached sales volume).  Kitsilano had an especially strong week with 15 confirmed sales well Fairview also performed well with 14 attached sales this week.  Our sales to listing ratio strengthed in the Westside attached market this week with 43 confirmed sales to 91 new attached listings for a 47% saturation rating.

This past week there were 97 sold attached listings in the Vancouver West Region with 43 (44%) falling in the Westside neighbourhoods. Please note if your neighbourhood is not included in the weekly list it indicates there were zero (0) sales in your area for that period.
