Westside Vancouver Attached Property Market Update : May 23rd - May 30th

The Westside areas took a step back on the supply side this week after demonstrating growth through the early weeks of May; we saw 96 new attached listings across the Westside neighbourhoods this week (down from the 126 new attached listings we saw previously), which accounted for 50% of the aggregate 192 new attached listings across Vancouver West. Kitsilano and Fairview continued to lead the way on the supply-side this week with 22 new attached listings in Fairview, and 26 new attached listings in Kitsilano; combined these two neighbourhoods accounted for 50% of all listing activity on the Westside.  University also continued to show a strong amount of supply volume with 24 new attached listings this week.

Sales volumes also weakened this week across the Westside, we saw 54 confirmed attached sales this week (down from 68 confirmed attached sales previously); this number accounted for 44% of all sales activity across Vancouver West (down from the 52% ratio we saw previously). Fairview had the strongest week on the sales side with 18 confirmed attached sales, well Kitsilano had a relatively poor sales period with 11 confirmed attached sales this week.  University followed up with a weaker 7 confirmed attached sales, and is having an issue with supply far exceeding current sales figures.  Our overall sales to listing ratio actually improved this week, however; based on a notable drop in supply as we saw 54 confirmed attached sales to 96 new attached listings for a saturation rating of 56% on the Westside (up slightly from the 54% figure we saw previously).

The Westisde neighbourhoods accounted for 96 : 192 or 50% of overall Vancouver West attached new listings from May 23rd - May 30th.

This past week there were 122 sold attached listings in the Vancouver West Region with 54 (44%) falling in the Westside neighbourhoods. Please note if your neighbourhood is not included in the weekly list it indicates there were zero (0) sales in your area for that period.

Supply conditions trended downwards across Vancouver West as a whole this week though the Westside neighbourhoods remained collectively static; we saw 178 new attached listings across Vancouver West this week (down from 221 new listings in the previous week) with 91 new attached listings falling in the Westside neighbourhoods (down from 94 new attached listings in the previous period).  Subsequently, the Westside accounted for a larger portion of listing supply this week with 51% of new listings falling in Westside markets (up from 43% in the previous week).

Confirmed sales volume rebounded on the Westside this week after tailing off in the previous period; we saw 43 confirmed attached sales on the Westside in this period (up from 35 attached sales in the previous week). Sales volume also rebounded across Vancouver West as a whole with 97 confirmed sales (the Westside thus accounted for roughly 44% of attached sales volume).  Kitsilano had an especially strong week with 15 confirmed sales well Fairview also performed well with 14 attached sales this week.  Our sales to listing ratio strengthed in the Westside attached market this week with 43 confirmed sales to 91 new attached listings for a 47% saturation rating.
