Westside Vancouver Attached Property Market Update : March 21st - March 28th

Aggregate attached supply gained ground this week after declining in the previous period as we saw 286 new attached listings across Vancouver West this week (up from 250 new attached listings in the previous week), with the Westside markets accounting for 132 new attached listings or roughly 46% of overall new attached supply. The Westside neighbourhoods continue to demonstrate more restrained supply numbers then their downtown counter-parts, though we saw a rise in two key neighbourhoods this week: Kitsilano saw 33 new attached listing this week (up from 24 new attached listings last week), and Fairview posted 38 new attached listings (up from the 26 new attached listings we saw previously). These two high-density neighbourhoods tend to be primary drivers in regards to both sales and listings on the Westside, and continued to post positive gains on the supply-side this week. The seasonally affected markets over near UBC also continued to post higher-then-average supply figures with 15 new attached listings this past week (representing a slightly weaker performance then the 20 new attached listings we saw last week). Overall, the Westside markets have been leaning more towards the buyer side recently with increases in attached supply across most neighbourhoods.
Well we saw positive gains on the supply-side this week, our sales volume numbers remained very stable as we saw 72 confirmed attached sales on the Westside this week (up ever-so-slightly from the 71 confirmed attached sales we saw previously). The Westside accounted for roughly 41% (down from the 51% we saw last week) of the overall 174 confirmed attached sales, however; as we saw the ratio of overall sales activity decline again this week when compared to the downtown aggregates. Kitsilano and Fairview continued to lead the market this week, as we saw 17 confirmed attached sales in Kits (down slightly the 18 confirmed attached sales), and 20 confirmed attached sales in Fairview (the same number we saw last week). The remaining Westside markets remained quite stable on the sales side, as they continued to post single-digit volumes with a mean of around 5 attached sales. Our sales to listing ratio weakend this week in response to the supply increases (what with our sales volume remaining static), as we saw 72 confirmed attached sales to 132 new attached listings for a saturation rating of approximately 55% this week (down from the 63% we saw previously).
