Westside Vancouver Attached Property Market Update : January 31st - February 7th

Aggregate attached supply remained stable across Vancouver West this week as we saw 220 new attached listings (down slightly from the 227 new attached listings we had seen last week), though the Westside neighbourhoods actually posted supply gains, and consequently accounted for a larger portion of overall listing supply.  We saw 104 new attached listings across the Westside this week (up from 99 new attached listings in the previous period), which accounted for 47% of all new attached supply across Vancouver West (an increase from the 44% seen last week).  Kitsilano remained a very busy listing area for condo, townhouse, and multi-family properties with 31 new attached listings this week (up from 26 new attached listings previously).  Fairview also had a busy week with 21 new attached listings, well False Creek also posted gains with 11 new attached listings (up from 6 new attached listings last week). 

On the other hand, confirmed attached sales demonstrated growth across Vancouver West this week with 106 confirmed attached sales (up from 84 confirmed attached sales in the previous period), with the Westside accounting for the bulk of the increase with 53 confirmed attached sales this week (up from 31 confirmed attached sales in the previous period), which accounted for 50% of all confirmed sales across Vancouver West (up from 37% last week).  Kitsilano continued to be a popular area amongst buyers with 16 confirmed attached sales this week, well Fairview came second with 12 confirmed attached sales.  Our sales to listing ratio remained favorable to buyers this week with 53 confirmed attached sales to 104 new attached listings for a saturation rating of approximately 51% (an improvement from the 31% we saw last week).

The Westisde neighbourhoods accounted for 104 : 220 or 47% of overall Vancouver West attached new listings from January 31st - February 7th.

This past week there were 106 sold attached listings in the Vancouver West Region with 53 (50%) falling in the Westside neighbourhoods. Please note if your neighbourhood is not included in the weekly list it indicates there were zero (0) sales in your area for that period.

Supply conditions trended downwards across Vancouver West as a whole this week though the Westside neighbourhoods remained collectively static; we saw 178 new attached listings across Vancouver West this week (down from 221 new listings in the previous week) with 91 new attached listings falling in the Westside neighbourhoods (down from 94 new attached listings in the previous period).  Subsequently, the Westside accounted for a larger portion of listing supply this week with 51% of new listings falling in Westside markets (up from 43% in the previous week).

Confirmed sales volume rebounded on the Westside this week after tailing off in the previous period; we saw 43 confirmed attached sales on the Westside in this period (up from 35 attached sales in the previous week). Sales volume also rebounded across Vancouver West as a whole with 97 confirmed sales (the Westside thus accounted for roughly 44% of attached sales volume).  Kitsilano had an especially strong week with 15 confirmed sales well Fairview also performed well with 14 attached sales this week.  Our sales to listing ratio strengthed in the Westside attached market this week with 43 confirmed sales to 91 new attached listings for a 47% saturation rating.
