Westside Vancouver Attached Property Market Update : January 24th - January 31st

Overall attached supply conditions remained stable across Vancouver West this week after posting gains through the first three weeks of January with 227 new attached listings (up slightly from 226 new attached listings in the previous period); the Westside neighbourhoods also remained relatively static with 99 new attached listings (up from 98 new attached listings in the previous period), which accounted for 44% of overall attached supply this week. Kitsilano fell back slightly after having a very busy week previously with 26 new attached listings (down from 34 new attached listings in the previous week), with Fairview (23 new attached listings) and University (13 new attached listings) also accounting for a large portion of the Westside attached supply.
Meanwhile, confirmed attached sales volume on the Westside took a small step backwards this week as we saw 31 confirmed attached sales (down from 39 attached sales in the previous period), which accounted for 37% (down from 48% in the previous week) of the overall 84 confirmed attached sales across Vancouver West. The Westside continued to account for less attached (condos, townhouses, lofts, etc.) sales then the downtown neighbourhoods though they are also conversely responsible for less supply. Kitsilano (a usually quite busy sales area) accounted for less attached sales then usual with 7 confirmed attached sales this week, well Fairview rebounded after a sub-par weak to post 12 confirmed attached sales (up from 7 confirmed attached sales in the previous period). University also remained quite active in the late-Winter period with 5 confirmed attached sales. Our sales to listing ratio remained tilted towards buyers this week as agents continued to show and attempt to sell the new supply we have seen since the end of the Christmas break. We saw 31 confirmed attached sales to 99 new attached listings this week for a saturation rating of approximately 31%.
