Westside Vancouver Attached Property Market Update : February 7th - February 14th

Vancouver West attached supply continued to remain steady this week, as we saw 228 new attached listings (up from 220 new attached listings previously), with the Westside neighbourhoods accounting for 93 new attached listings or roughly 41% of overall attached supply.  Kitsilano and Fairview again remained the most active neighbourhoods (due to density and geo-locale variables) with 22 new attached listings in Kitsilano, and 21 new attached listings in Fairview.  The Westside continued to have more restrained supply conditions then the downtown neighbourhoods with quite a few newly renovated properties in slightly more aged buildings becoming the prominent option (especially in Kits).

Westside sales conditions remained stable this week, again accounting for a larger portion of overall attached sales activity then the downtown neighbourhoods.  We saw 107 confirmed attached sales across Vancouver West this week (compared to 106 confirmed attached sales last week), with 55 confirmed attached sales or roughly 51% of overall sales activity falling on the Westside. Kitsilano remained the most popular area amongst buyers with 20 confirmed attached sales this week, well Fairview saw a decline in sales activity for the second consecutive week with just 9 confirmed attached sales (down from 12 confirmed attached sales previously).  Our sales to listing ratio remained tilted towards the supply-side with 55 confirmed attached sales to 93 new attached listings for a saturation rating of 59% across the Westside.

The Westisde neighbourhoods accounted for 93 : 228 or 41% of overall Vancouver West attached new listings from February 7th - February 14th.

This past week there were 107 sold attached listings in the Vancouver West Region with 55 (51%) falling in the Westside neighbourhoods. Please note if your neighbourhood is not included in the weekly list it indicates there were zero (0) sales in your area for that period.

Supply conditions trended downwards across Vancouver West as a whole this week though the Westside neighbourhoods remained collectively static; we saw 178 new attached listings across Vancouver West this week (down from 221 new listings in the previous week) with 91 new attached listings falling in the Westside neighbourhoods (down from 94 new attached listings in the previous period).  Subsequently, the Westside accounted for a larger portion of listing supply this week with 51% of new listings falling in Westside markets (up from 43% in the previous week).

Confirmed sales volume rebounded on the Westside this week after tailing off in the previous period; we saw 43 confirmed attached sales on the Westside in this period (up from 35 attached sales in the previous week). Sales volume also rebounded across Vancouver West as a whole with 97 confirmed sales (the Westside thus accounted for roughly 44% of attached sales volume).  Kitsilano had an especially strong week with 15 confirmed sales well Fairview also performed well with 14 attached sales this week.  Our sales to listing ratio strengthed in the Westside attached market this week with 43 confirmed sales to 91 new attached listings for a 47% saturation rating.
