Westside Vancouver Attached Property Market Update : February 21st - February 28th

Attached supply volume continued to increase overall on the Westside this week, as we saw 124 new attached listings (up from 112 new attached listings last week), which accounted for 49% of the overall 255 new attached listings across Vancouver West (compared to the 46% we saw previously).  The Westside neighbourhoods moved closer to parity with downtown as far as attached supply is concerned, and we saw quite active weeks in Kitsilano (27 new attached listings), Fairview (31 new attached listings), and University (15 new attached listings). We're seeing quite a nice amount of pre-renovated supply currently with many units already having numerous updates for first time buyers looking for a 'like new' type property.  Conversely, investors looking for suites in original conditions or requiring updates are having a bit of a tougher time finding suitable options, especially at the entry level.

Westside attached sales conditions trended upwards marginally this week after remaining quite stable for two consecutive weeks previously; we saw 69 confirmed attached sales across the Westside this week (up from 60 confirmed attached sales previously), which accounted for 49% of the aggregate 142 confirmed attached sales we saw across Vancouver West (up from the 43% we saw last week).  Fairview remained the most popular area amongst buyers with 21 confirmed attached sales this week (an increase from the 18 confirmed attached sales we saw previously), well ever popular Kitsilano trended downwards on the supply side for the second consecutive week with just 10 confirmed attached sales this week (down from the 13 confirmed attached sales we saw previously).  Our sales to listing ratio remained quite stable this week as increases in listing activity were off-set by equal increases in sales volumes as we saw 69 confirmed attached sales to 125 new attached listings for a saturation rating of 56% (a slight increase from the 54% rating we saw last week).

The Westisde neighbourhoods accounted for 124 : 255 or 49% of overall Vancouver West attached new listings from February 21st - February 28th.

This past week there were 142 sold attached listings in the Vancouver West Region with 69 (49%) falling in the Westside neighbourhoods. Please note if your neighbourhood is not included in the weekly list it indicates there were zero (0) sales in your area for that period.

Supply conditions trended downwards across Vancouver West as a whole this week though the Westside neighbourhoods remained collectively static; we saw 178 new attached listings across Vancouver West this week (down from 221 new listings in the previous week) with 91 new attached listings falling in the Westside neighbourhoods (down from 94 new attached listings in the previous period).  Subsequently, the Westside accounted for a larger portion of listing supply this week with 51% of new listings falling in Westside markets (up from 43% in the previous week).

Confirmed sales volume rebounded on the Westside this week after tailing off in the previous period; we saw 43 confirmed attached sales on the Westside in this period (up from 35 attached sales in the previous week). Sales volume also rebounded across Vancouver West as a whole with 97 confirmed sales (the Westside thus accounted for roughly 44% of attached sales volume).  Kitsilano had an especially strong week with 15 confirmed sales well Fairview also performed well with 14 attached sales this week.  Our sales to listing ratio strengthed in the Westside attached market this week with 43 confirmed sales to 91 new attached listings for a 47% saturation rating.
