Westside attached listing supply demonstrated some growth in this period after posting declining figures for two consecutive weeks previously; we saw 76 new attached listings across the Westside neighbourhood this week (an increase from the 69 new attached listings we saw in the previous period), which accounted for roughly 47% of all new attached listings across Vancouver West (a market-share improvement from the 43% ratio we saw last week). High-density Kitsilano and Fairview continued to lead the way with 21 new attached listings in Kitsilano (compared to 14 new attached listings last week), and 18 new attached listings in Fairview (the same number we registered previously). University also continued to be relatively busy with 10 new attached listings (a slight decrease from the 12 new attached listings last week). The remainder of the Westside neighbourhoods posted lower listing totals, with only False Creek (9 new attached listings) demonstrating some growth on the supply side.
Attached sales volumes remained relatively stable this week after posting gains in the previous recorded period; we saw 47 confirmed attached sales across the Westside this week (down slightly from the 51 confirmed attached sales we witnessed previously), which accounted for 49% of the aggregate 96 confirmed attached sales we saw across Vancouver West (the same ratio of sales activity the Westside neighbourhoods posted last week). Kitsilano and Fairview again posted the strongest sales figures with 16 confirmed attached sales in Kitsilano (up from 12 confirmed attached sales), and 12 confirmed attached sales in Fairview (down from the 15 confirmed attached sales we saw previously). University also continued to be seasonally sensitive with strong numbers through the start of the September school year with 11 confirmed attached listings (compared to 12 confirmed attached listings last week). Our sales to listing ratio actually weakened this week on the back of increased listing numbers along with a small decrease in confirmed sales volumes; we saw 47 confirmed attached sales to 76 new attached listings for a Westside saturation rating of approximately 62% (a decrease fom the 74% figure we witnessed last week).
