Downtown Vancouver Attached Property Market Update : September 5th - September 12th

from Sepember 5th through September 12th,

Downtown attached listing supply bounced back this week after trending downwards in the previous period as we moved into the popular early-Spring listing season. We saw 125 new attached listings downtown this week (up from 86 new attached listings), which accounted for approximately 53% of the aggregate 236 new attached listings across Vancouver West. The dense downtown core neighbourhoods (including Gastown and downtown proper) continued to lead the way again this week with 46 new attached listings (up from 36 new attached listings in the previous period). Yaletown and the West End also had relatively strong weeks on the supply-side with 27 new attached listings in Yaletown (up from 21 new attached listings), and 32 new attached listings in the West End (up from 18 new attached listings). We expect listing activity to remain quite active downtown through September as the busy fall season continues.
Confirmed attached sales volumes, on the other hand, continued to trend downwards this week as we have yet to recover from the traditionally slow late-Summer markets. We saw 30 confirmed attached sales downtown this week (down from the 49 confirmed attached sales we witnessed in the previous period), which equated to roughly 44% of the 68 total confirmed attached sales we saw across Vancouver West (a drop from the 51% ratio we saw downtown last week). The West End led the way on the sales-side this week, with 11 confirmed attached sales (up from 9 confirmed attached sales) well Yaletown the the downtown core experienced relatively slow sales periods with 9 confirmed attached listings in Yaletown (down from 24 confirmed attached listings), and 8 confirmed attached listings in the downtown core (down slightly from the 9 confirmed attached listings we registered in the previous period). Our downtown sales to listing ratio dropped drastically this week on the back of aggressively increasing supply numbers, and the continued depreciation vis-a-vis registered sales; we saw 30 confirmed attached sales to 125 new attached listings for a rating of 24% downtown this week (a sharp drop from the 56% number we witnessed in the previous recorded period).
