Downtown Vancouver Attached Property Market Update : September 26th - October 3rd

We have compiled sales and listings statistics for the period running from Sepember 26th through October 3rd, and released them in this easy to read format! If you have any further questions or require more detail please get in touch with us.

Downtown attached listing supply tailed off this week after posting consecutive gains through the last two of September; we saw 121 new attached listings downtown this week (compared to 134 new attached listings in the previous period), which accounted for roughly 59% of the aggregate 206 new attached listings we saw across Vancouver West.  The dense high-density downtown core neighbourhoods (including Gastown and downtown proper) continued to post the strongest supply numbers with 44 new attached listings this week (though this marked a decrease from the 60 new attached listings we had seen previously); well Yaletown also continued to perform relatively well on the supply-side with 38 new attached listings this week (an increase from the 35 new attached listings we saw last week).  Coal Harbour continued to trend downwards on the listing side with 10 new attached listings (a decrease from the 13 new attached listings we saw last week).  After a rather busy introduction into the fall listing season we're seeing supply settle into the relative norm with ~200 new attached listings across Vancouver West in any given week.

Attached sales volumes remained relatively stable this week after rebounding in the previous period; we saw 45 confirmed attached sales downtown this week (down slightly from the 48 confirmed attached sales we saw last week), which accounted for approximately 47% of the 95 confirmed attached sales we saw across Vancouver West as a whole. The high-density downtown core area (including Gastown and downtown proper) continued to post the highest sales figures with 20 confirmed attached sales this week (a fall from the 25 confirmed attached sales we had seen previously), well Yaletown remained relatively static on the sales-side with 12 confirmed attached sales (up slightly from the 11 confirmed attached sales we saw last week). Coal Harbour saw the largest decline in registered sales activity this week with just 4 confirmed attached sales (a noticeable drop from the 13 confirmed attached sales we saw last week). Our sales to listing ratio actually improved marginally this week on the back of falling supply figures and relatively stable sales numbers, we saw 45 confirmed attached sales to 121 new attached listings for a saturation rating of aroud 37% (up slightly from the 36% aggregate ratio we saw previously).
