Downtown Vancouver Attached Property Market Update : May 2nd - May 9th
We have compiled sales and listings statistics for the period running
from May 2nd through May 9th,

Downtown attached supply continued it's rebound for the second consecutive week as we saw another listing increase with 126 new attached listings downtown (up from 109 new attached listings in the previous period), which accounted for 50% of the overall 252 new attached listings we saw across Vancouver West (up from the 48% ratio we saw last week). Well we saw an overall supply increase, the downtown core neighbourhoods (including Yaletown, Gastown, and downtown proper) actually trended downwards this week with 55 new attached listings (compared to 67 new attached listings last week), well False Creek North saw quite a jump with 23 new attached listings (up significantly from the 8 new attached listings we saw previously). Coal Harbour continued to post steady, if slightly below average, listing volumes with 12 new attached listings (down marginally from the 18 new attached listings we saw last week).
Well listing supply trended upwards downtown, we saw a slight step-back on the sales side with 62 confirmed attached sales this week (down from the 69 confirmed attached sales we saw previously), which acounted for 48% of the aggregate 130 confirmed attached sales across Vancouver West (a ratio drop from the 50% we saw last week). The dense downtown core neighbourhoods (including Yaletown, Gastown, and downtown proper) accounted for the majority of the marginal sales decreases with 28 confirmed attached sales this week (down from the 35 confirmed attached sales we saw last week), which accounted for 45% of all attached sales activity across the downtown neighbourhoods. The remainder of the areas remained relatively stable with Coal Harbour posting 10 confirmed attached sales (up slightly from the 8 confirmed attached sales we saw last week) and False Creek North registering 7 confirmed attached sales. Our sales to listing ratio weakend this week in response to an increase in listing activity and a marginal decrease in confirmed sales volumes as we saw 62 confirmed attached listings to 126 new attached listings for a saturation rating of approximately 49% this week (down from the more competitive 63% we saw previously).
