Downtown Vancouver Attached Property Market Update : May 23rd - May 30th

We have compiled sales and listings statistics for the period running from May 23rd through May 30th, and released them in this easy to read format! If you have any further questions or require more detail please get in touch with us.

Downtown attached supply rebounded this weak after posting below average supply volumes previously (though not it was the Victoria Day long weekend this past week so we missed a day of listings from the real estate board).  We saw 96 new attached listings downtown this past week (up from 68 new attached listings in the previous period); which accounted for 50% of the overall 192 new attached listings across Vancouver West. The dense downtown core neighbourhoods (Yaletown, Gastown, and downtown proper) continued to lead listing activity with 58 new attached listings (60% of all listing activity downtown).  Coal Harbour posted an average week with 11 new attached listings, and False Creek North fell notably with just 7 new attached listings.

Sales volumes remained quite stable downtown this week, sitting around our four week average, with 68 confirmed attached sales (compared to 69 confirmed attached sales previously). The downtown core areas led the way with 44 confirmed attached sales (around 65% of all sales activity), well Coal Harbour and False Creek North had relatively weak results with 5 confirmed attached sales in each area. Our sales to listing ratio actually strengthened this week on the back of decreased supply combined with steady sales figures as we saw 68 confirmed attached sales to 96 new attached listings for a saturation rating of approximately 71% (an improvement from the 63% figure we saw previously).

  • West End: 14 (21%)
  • Coal Harbour: 5 (7%)
  • False Creek North: 5 (7%)
