Downtown Vancouver Attached Property Market Update : December 6 - December 13

from December 6th through December 13th,

Attached supply continued to trend downwards this week as we saw 69 confirmed attached listings across Vancouver West with 47 new attached listings or roughly 68% falling in the downtown neighbourhoods. The high-density downtown proper areas (including Yaletown, Gastown, and the downtown core areas) continued to be the most active listing area with 26 new attached listings, which equates to around 55% of all listing activity downtown. Coal Harbour showed the lowest supply activity with 4 new attached listings well False Creek North accounted for the secondest largest listing percentage with 9 new attached listings or 18% of downtown listing supply.
Confirmed sales volume peaked in the previous recorded period before trending downwards this week as we saw 86 confirmed attached sales across Vancouver West with the downtown neighbourhoods accounting for 51 confirmed attached sales or roughly 59% of aggregate sales volume. The drop in sales activity can be attributed to a recent drop in supply as buyers find themselves with less options; subsequently causing many to opt to wait for the busier post-Christmas listing periods. In addition, mid-to-late December remains a historically slower period for sellers who also decide to wait until after the holiday rush of parties and visiting relatives before listing property. The dense downtown proper areas (including Yaletown, Gastown, and the core downtown areas) again accounted for the largest sales ratios with 35 confirmed attached sales or 68% of all sales volume downtown. Coal Harbour and False Creek North remained the most dormant areas in regards to confirmed sales with 4 confirmed attached sales in each neighbourhood. Our sales to listing ratio remained tilted towards sellers this week with 51 confirmed attached sales to 47 new attached listing for a saturation rating of roughly 109%.
