Downtown Vancouver Attached Property Market Update : April 25th - May 2nd

We have compiled sales and listings statistics for the period running from April 25th through May 2nd, and released them in this easy to read format! If you have any further questions or require more detail please get in touch with us.

Downtown attached supply rebounded this week after dropping in the previous period as we saw 109 new attached listings downtown (up from the 75 new attached listings we saw last week), which accounted for 48% of the overall 226 new attached listings across Vancouver West (down from the 55% downtown ratio previously). Coal Harbour saw a large jump this week after posting single-digit supply figures previously, as we saw 18 new attached listings in the neighbouhood (up from the 8 new attached listings last week).  Conversely, False Creek North continued to post relatively restrained listing numbers again this week with 8 new attached listings (up marginally from the 6 new attached listings we saw last week).  The dense downtown core neighbourhoods (including Yaletown, Gastown, and downtown proper) represented a large portion of the supply rebound with 67 new attached listings this week (up from 32 new attached listings previously), which accounted for 61% of all attached listing supply downtown.

Attached sales figures returned to the relative norm this week after suffering a setback previously, we saw 69 confirmed attached sales downtown this week (after posting 55 confirmed attached sales last week), which accounted for 50% of the 138 confirmed attached sales across Vancouver West.  The high-density downtown core neighbourhoods (including Yaletown, Gastown, and the downtown core) remained steady this week with 35 confirmed attached sales (up slightly from the 32 confirmed attached sales we saw last week), which accounted for 51% of the aggregate 69 confirmed attached sales acorss Vancouver West. Coal Harbour remained stable with single-digit sales volumes, posting 8 confirmed attached sales this week (down slightly from 9 confirmed attached sales last week); well False Creek North nearly doubled it's sales figures with 11 confirmed attached sales this week (up from 6 confirmed attached sales last week).  Our sales to listing ratio appeared to stay tilted towards the buyers side with 69 confirmed attached sales to 109 new attached listings for a saturation rating of approximately 63% this week (up from the 60% we saw previously).
