Downtown Vancouver Attached Property Market Update : April 18th - April 25th

from April 18th through April 25th,

Downtown attached supply trended downwards this week after stabilizing in the previous period as we saw 75 new attached listings in the downtown neighbourhods (down from the 116 new attached listings we saw last week), which accounted for 55% of the overall 137 new attached listings we saw across Vancouver West (down from 233 new attached listings previously). The decline can be at least somewhat attributed to the Easter weekend as the real estate board and many sellers/buyers chose to take the weekend off from house hunting; as well many offices would have missed a days worth of conveyancing. The downtown core neighbourhoods (including Yaletown, Gastown, and downtown proper) continued to lead the way with 32 new attached listings this week (down from 62 new attached listings previously), which equated to 58% of aggregate attached supply downtown. False Creek North and Coal Harbour both took a step back this week after rebounding in the previous period, we saw 8 new attached listings in Coal Harbour (down from 15 new attached listings) and 6 new attached listings in False Creek North (down from 12 new attached listings).
Downtown attached sales volume similarly fell this week after remaining quite stable for two consecutive periods; we saw 55 confirmed attached sales downtown (down from 73 confirmed attached sales previously), which equated to approximately 56% of the 98 overall confirmed sales across Vancouver West. The dense downtown core neighbourhoods continued to post the strongest sales figures with 32 confirmed attached sales this week (down from 37 confirmed attached sales previously), well False Creek North and Coal Harbour remained relatively unchanged on the sales side with 9 confirmed attached sales in Coal Harbour (down slightly from the 10 confirmed attached sales we saw previously), and 6 confirmed attached sales in False Creek North (down from 9 confirmed attached sales last week). Our sales to listing ratio strengthened this week mostly on a drop in supply volume as we saw 55 confirmed attached sales to 75 new attached listings for a saturation rating of roughly 73% downtown (an improvement from the 60% we saw last week).
