We would like to present ‘Westside Detached Stat Package’ for the week of July 5 - July 12.

Detached supply across the Westside markets rebounded this past week after trending downwards for two consecutive weeks through the mid-Summer period; we saw 61 new detached listings across the Westside this week (up from 43 detached listings in the previous period).  Point Grey continued to be quite busy on the listing side (and the sales side as well) with 8 new detached listings. Arbutus, Dunbar, and Kerrisdale also demonstrated strong 'spot' supply conditions with 7 new detached listings in each neighbourhood respectively.   Kitsilano remained relatively quiet with just 3 new detached listings; though the neighbourhood does tend to take a bit of hiatus in the late-Summer months.

Well supply rebounded, we saw relative stability in regards to confirmed sales transactions with 33 detached sales across the Westside neighbourhoods (down slightly from 36 detached sales in the previous week).  Dunbar continued to be a market of interest to potential buyers with 6 detached sales in the neighbourhood; well Cambie and Point Grey also posted higher-then-average sales figures with 5 detached sales in each neighbourhood respectively.  Overall, however; it seems the Westside as a whole is tilted towards the supply side with a 'sales to listing' ratio of 33 : 61 or an approximate 54% saturation rating.
