Westside Vancouver Attached Property Market Update : February 2 - February 9

The Westside neighbourhoods posted strong sales and listing numbers for the fourth consecutive week as we move towards the Olympics with firm market share on both the sales and supply side.  Vancouver West saw 253 new attached listings (up from 213 in the previous week) as a whole with the Westside neighbourhoods contributing 108 new attached listings or roughly 43% of all new supply.  The University, Kitsilano, and Fairview areas demonstrated strong supply numbers with 15, 27, and 18 new attached listings respectively.

Confirmed sales transactions took a slight step back as a whole across Vancouver West with 129 confirmed sales transactions (down from 139 in the previous period); the Westside accounted for 54 confirmed attached sales or roughly 42% of all Vancouver West sales volume.  Kitsilano and Fairview again led the way with 16 and 12 sales respectively.  We've seen a relative market 'firming' with the approaching Olympics as our sales to listing ratio has remained stable through the past three to four weeks; we witnessed 129 : 253 or a 50% saturation rate.

The 108 (43%) new active attached listings on the Westside were distributed as follows:

The Westisde neighbourhoods accounted for 108 : 253 or 42% of overall Vancouver West attached new listings from February 2 - February 9.

This past week there were 129 sold attached listings in the Vancouver West Region with 54 (42%) falling in the Westside neighbourhoods. Please note if your neighbourhood is not included in the weekly list it indicates there were zero (0) sales in your area for that period.
