Westside Vancouver Detached Property Market Update : January 11 - January 18
We would like to present ‘Westside Detached Stat Package’ for the week of January 11th - January 18th.
New listing supply trended upwards for the second consecutive week as new homes in neighbourhoods like Dunbar and Kerrisdale entered the market to satiate what we've come to see as access demand for certain home-styles and areas on the Westside. This past week we witnessed 57 new active detached listing on the Westside (up from 43 new detached listings in the previous period). Dunbar and Kerrisdale saw the most notable rise in supply as the two neighbourhoods doubled the numer of available listings, though confirmed sales continue to match listing supply in the Dunbar area.
Confirmed sales volume continued to maintain a stable pace with 22 sales this week (the same as the first week of January) with Dunbar, Shaughnessy, and South Granville remaining the most active neighbourhoods in terms of sales. The Westside listing ratio has remained quite stable since before Christmas with 22 : 57 sales to listings. Despite the healthier supply numbers listings continue to go into multiple offer if priced sharply on the Westside, and the area as a whole remains strong in regards to buyer demand.
