Westside Vancouver Attached Property Market Update : January 11 - January 18
We would like to present our ‘Westside Attached Stat Package‘ for the period running from January 11th - January 17th. After a post-holiday surge in new attached listing activity in the first week of January we saw supply flatten-out, though remain strong; with 238 attached new listings in Vancouver West, and 101 new listings or 43% of overall Vancouver West listing supply falling on the Westside (up from 87 new attached listings or 37% in the previous week). Kitsilano remained the most active market in regards to new supply, with 26 new attached listings; accounting for approximately 26% of all new attached listings on the Westside.
In contrast to the strong trend in new listing supply, confirmed sales have yet to post a full recovery from the holiday-lull with a further decrease in confirmed sales activity on the Westside this past week. We saw a low of 19 confirmed sales on the Westside, which accounted for only 33% of all sales in Vancouver West. This was down from the previous low in the first week of January when the Westside accounted for 28 confirmed sales or 46% of total sales volume. There remains a discrepancy in the Westside attached market as new listings continue to trend upwards well confirmed sales moved in the opposite direction for the second consecutive week.
The Westside markets witnessed a loosening of the supply side, as new listings outpaced confirmed sales nearly 2:1. Our listing ratio this week saw 19 confirmed sales to 101 new active listings or a supply saturation of appromixately 18%.

The Westisde neighbourhoods accounted for 101 : 238 or 43% of overall Vancouver West attached new listings from January 11 - January 18.
This past week there were 61 sold attached listings in the Vancouver West Region with 28 falling in the Westside neighbourhoods. Please note if your neighbourhood is not included in the weekly list it indicates there were zero (0) sales in your area for that period.
