Westside Vancouver Attached Property Market Update : January 4 - January 11

We would like to present our ‘Westside Attached Stat Package‘ for the period running from January 4 - January 11. If you have any further questions or require more detail please get in touch with us.  Our first report of 2010 finds listing supply spiking after a predictable fall during the holiday period running through mid-December and early-January. The Vancouver West supply increase saw new listing numbers jump to 237 new active listings; after posting double-digit numbers for much of the holiday lull.  The Westside neighbourhoods accounted for 87 new listings or 37% of total new supply, which is approximately on par with what we've seen in the post-recession market place.  Sales volume continued to lag behind as Vancouver West only saw 61 total confirmed sales over the period; though activity should pickup as deals that went firm over the holidays continue to close as we play a bit of catchup Overall, demand remains healthy on the Westside detached market, with 28 confirmed sales or 46% of our total sales volume

The Westside markets witnessed a loosening of the supply side, as new listings outpaced confirmed sales nearly 2:1.  Our listing ratio this week saw 38 confirmed sales to 87 new active listings.   

The 87 new active attached listings on the Westside were distributed as follows:

University (UL) : 6
S.W. Marine (SW) : 1
Shaughnessy (SH) : 1
South Cambie (SC) : 1 
Quilchena (QU) : 5
Marpole (MR) : 8
Mount Pleasant (MP) : 7
Kitsilano (KT): 24
Kerrisdale (KE) : 6
False Creek (FC) : 2
Fairview (FA) : 24
Cambie (CA) : 2

The Westisde neighbourhoods accounted for 87 : 237 or 37% of overall Vancouver West attached new listings from January 4 - January 11.

This past week there were 61 sold attached listings in the Vancouver West Region with 28 falling in the Westside neighbourhoods. Please note if your neighbourhood is not included in the weekly list it indicates there were zero (0) sales in your area for that period.

The 28 sold listings on the Westside were distributed as follows:

University (UL) : 2
Quilchena (QU) : 2
Point Grey (PG) : 1
Mount Pleasant (MP) : 8
Kitsilano (KT) : 8
Kerrisdale (KE) : 2
False Creek (FC) : 1
Fairview (FA) : 4

The Westside neighbourhoods accounted for 28 : 61 or 46% of overall Vancouver West attached solds from January 4 - January 11.
