Westside Vancouver Detached Property Market Update : November 23rd - November 30th
We would like to present ‘Westside Detached Stat Package’ for the week of November 23rd - November 30th.
Supply in the Westside detached market continued to tighten this past week with a second consecutive period of decreases. There cotninues to be a lack of suply in the Kitsilano area, and little has been introduced to the market recently to satiate the demand in the Point Grey, Cambie, and Dunbar neighbourhoods. This past week we saw the lowest amount of new listings since early 2009 with 23 new detached listings (down from 39 the previous week) on the Westside as all neighbourhoods remained in single digits as far as new listings were concenred. On the sales side our number remained relatively more stable though still demonstrated a downwards tendency as new listing supply did not quite live up to the buyer demand in many neighbourhoods. Days on the market remain low across the Westside, and the recent lack of new supply could very well continue to fuel upwards pressure on prices. We saw 33 detached sales on the Westside this period (down from 41 the previous week). Our listing to sales ratio remained stunted as new listing activity has yet to address the buyer demand we renewed in early Summer; we saw [33 : 23] sales to listing ratio as our ratio remained above the 1:1 point posting nearly 1.5 sales to new listings.
