Westside Vancouver Attached Property Market Update : November 23rd - November 30th

We would like to present our ‘Westside Attached Stat Package‘ for the period running from November 23rd to November 30th. Vancouver West as a whole saw a notable decline in both listing and sales activity this past week with 163 new attached listings compared to 214 new listings in the previous period.  Despite the decline the Westside neighbourhoods remained relatively stable (with the downtown neighbourhoods accounting for much of the fall); as on the Westside we saw 55 new attached listing this week; a slight drop from the 59 in the previous period.  The Westside therefore saw a notable increase in its share of the sypply, jumping from 27% of new listing supply to 34% of new listing supply.  In regards to confirmed sales the Westside again stayed relatively stable, with 52 confirmed sales this past week; down slightly from the 55 confirmed sales in the previous period.  The Westside saw a rise in its share of the sales figure, as the neighbourhoods accounted for 44% of confirmed sales this past week when compared to 39% previously. 

The Westside markets have maintained a listing and sales ratio close to 1:1 since the recovery began in late-March.  This week we saw a [52 : 66] listing to sales ratio or 78% saturation rate.  Supply conditions remain tight, and buyer demand should continue through the new year.

The Westisde neighbourhoods accounted for 55 : 163 or 34% of overall Vancouver West attached new listings from November 23rd - November 30th.

This past week there were 118 sold attached listings in the Vancouver West Region with 52 (down from 55 last week) falling in the Westside neighbourhoods. Please note if your neighbourhood is not included in the weekly list it indicates there were zero (0) sales in your area for that period.
