Westside Vancouver Attached Property Market Update : November 9th - November 16th

Though both new listing and confirmed sales numbers dipped in Vancouer West as a whole this past week, the Westside maintained positive numbers, and actually demonstrated a sales growth. The drop in supply and sales figures can thus be more directly attributed to the downtown markets, where sales especially took quite a hit.
New listing supply in Vancouver West trended downwards this week. After posting 170 new attached listings in the previous period we saw 149 new active listings over the last seven days, with the Westside attached market accounting for 56 new attached listings or 38% of new attached supply. In regards to sales the Westside continued to post positive numbers, with 70 of the 129 sales in Vancouver West or 54% of confirmed transactions falling in the Westside neighbourhoods. Sharp pricing remains paramount in all markets as average days on the market is low for well-priced listings, well over-priced units tend to remain on the market for more a more extended time frame. The market continues to display evidence of stability leading into the 2010 Olympic games with first time buyers being the most active demographic, but the buyer demand is moving upwards; though luxury markets continue to see mixed conditions depending on area.
