Supply volume on the Westside posted another marginal increase this past week as the Westside continued to account for a higher-then-average supply percentage across Vancouver West (compared to averages through quarter 1 2010). We saw 131 new attached listings across Vancouver West with the Westside neighbourhoods accounting for 65 new attached listings or roughly 49% of new listing supply. Fairview remained the most active neighbourhood on the supply side with 20 new attacehd lisintgs well Kitsilano accounted for the next largest listing percentage with 12 new attached listings. The Westside attached market has slowed down through August, and the dynamic has moved towards favoring buyers with a greater number of listings from which to choose.
Confirmed sales volume took a step back across Vancouver West this past week after rebounding slightly in the previous period; we saw 71 confirmed attached sales across Vancouver West this week with 34 confirmed attached sales or roughly 48% of all attached sales falling in the Westside neighbourhoods (a very slight step backwards from the 36 confirmed attached sales in the previous week). Kitsilano remained the most active neighbourhood (due to density variables) with 11 confirmed attached sales well Fairview faultered notably in regards to sales volumes with just 4 confirmed attached sales this week (down from 25 confirmed attached sales in the previous week). Sales to listing ratio remained relatively static on the Westside with 34 confirmed sales to 65 new attached listings or an approximate 52% saturation rating.
