Downtown Vancouver Attached Property Market Update : August 30th - September 6

We have compiled sales and listings statistics for the period running from August 30th through September 6th, and released them in this easy to read format! If you have any further questions or require more detail please get in touch with us.

Supply conditions continued to moderate this past week as the market reacted to lower-then-average sales figures through August, and a drop in general consumer confidence through the period.  This past week we saw 131 new attached listings (down for the second consecutive week from the 146 new attached listings in the previous week).  The downtown core fell notably with just 28 new attached listings this past week (down from 86 new attached listings in the previous period) with Coal Harbour and False Creek North remaining relatively stable with 16 and 12 new attached listings in each respective neighbourhood.  The bulk of the listing decrease thus came in the downtown core neighbourhoods (which include areas like Yaletown and Gastown), which is not particularly surprising given the supply density in the area.

Confirmed attached sales volume took a slight step backwards this past week after rebounding in the previous period; we saw 71 confirmed attached listings this week (compared to 91 confirmed attached sales in the previous week).  The downtown core accounted for the largest sales volume decrease with just 19 confirmed attached sales this week (down from 27 confirmed sales in the previous period).  Coal Harbour and False Creek North remained relatively unchanged in regards to sales volumes, posting similar numbers to what we saw through much of late-July and August.  Our sales to listing ratio also remained firm when compared to last week with 37 confirmed sales to 66 new listings or a 56% saturation rating.

  • Downtown Core: 28 (42%)
  • Coal Harbour: 16 (25%)
  • West End: 10 (15%)
  • False Creek North: 12 (18%)

TOTAL : 66 (51%)

71 total sales in the Vancouver West Region with 37 (52%) falling in the downtown areas.

Sales Per Sub-Area:

  • Downtown Core: 19 (51%)
  • West End: 7 (19%)
  • Coal Harbour: 4 (11%)
  • False Creek North: 7 (19%)

TOTAL : 37 (52%)
