Westside Vancouver Attached Property Market Update : July 12 - July 19

Attached listing supply declined this past week after posting growth in the previous week; across the Westside we saw 83 new attached listings (down slightly from the 91 new attached listings in the previous period).  The high-density attached markets in Kitsilano, University and Fairview again posted the strongest supply figures with 23, 15 and 14 new attached listings respectively.  The Westside markets accounted for a higher percentage of listing supply this past week with 83 of 172 new attached listings across Vancouver West or approximately 48% of all new attached listings falling in Westside neighbourhoods (up from 44% in the previous week).

Confirmed sales volume continued to fall for the third consecutive week with 40 confirmed attached sales (down from 52 confirmed attached sales in the previous period).  With attached supply remaining relatively stable and the continual downward trending of confirmed sales numbers we've seen the Westside attached markets tilt more towards the advantage of buyers with longer average days on the market numbers and a greater variety of listing choices.  The University neighbourhood demonstrated a notable spread between sales and listings with 4 confirmed attached sales to 15 new attached listings;  Fairview also demonstrated an excess of supply with 7 confirmed sales to 14 new attached listings.  The late-Summer months are traditionally slower in the Westside neighbourhoods so we anticipate an off-setting decrease in supply to counter the recent drop in sales activity.

The Westisde neighbourhoods accounted for 83 : 172 or 48% of overall Vancouver West attached new listings from July 12 - July 19.

This past week there were 108 sold attached listings in the Vancouver West Region with 40 (37%) falling in the Westside neighbourhoods. Please note if your neighbourhood is not included in the weekly list it indicates there were zero (0) sales in your area for that period.
