Westside Vancouver Attached Property Market Update : January 25 - February 2

The Westside neighbourhoods continued to demonstrate strong sales trends this period as confirmed sales transactions posted higher average numbers for the third consecutive week.  Vancouver West as a whole saw 139 confirmed sales (compared to 83 in the previous week) with the Westside neighbourhoods accounting for 48 confirmed transactions or 36% of all attached sales in Vancouver West (up from 25 in the period running fom January 18th - January 25th).  Kitsilano continued to lead the way with 15 confirmed sales or approximately 31% of all Westside attached transactions

New listing supply flattened off after posting aggressive post-holiday numbers with 213 new attached listings across Vancouver West (down from 273 in the previous recording period); with the Westside neighbourhoods accounting for 99 new attached listings (down from 120 in the previous period) or roughly 46% of all new attached supply.  Kitsilano and Fairview once again dominated new listing supply with 32 new attached listings in Kitsilano and 29 new attached listings in Fairview; the two neighbourhoods accounting for 61% of all new attached listing supply on the Westside.

Due to the flattening in new supply and continued rise in confirmed transactions we've seen or sales to listing ratio move farther towards equilibrium with 139 : 213 sales to listings or a 65% saturation rate.

The 99 (46%) new active attached listings on the Westside were distributed as follows:

The Westisde neighbourhoods accounted for 99 : 213 or 46% of overall Vancouver West attached new listings from January 25 - February 2.

This past week there were 139 sold attached listings in the Vancouver West Region with 48 (36%) falling in the Westside neighbourhoods. Please note if your neighbourhood is not included in the weekly list it indicates there were zero (0) sales in your area for that period.
